We identify precedent projects to understand a “top down” view of cost and programme metrics which is supported by the development of a “bottom up” cost model that reacts to the developing brief to show how the cost could be distributed across the building elements of the project.
We develop detailed cost plans of how the design will be delivered to the available budget and work with the design team to achieve the overall target, prioritising expenditure to those areas of the brief that provide the most value. Integral to the cost planning effort would be the application of specialist knowledge around sustainability, MEP services and cladding. Alongside this we run a robust risk management process and implement value management throughout every RIBA design stage.
Innovation lies at the heart of our approach, and we explore and implement modern methods of construction, measure and advise of how best to support net zero carbon initiatives and identify ongoing operation energy efficiencies to ensure we take a whole life approach to our projects.
We would implement the agreed procurement strategy and ensure that the most appropriately qualified contractors and subcontractors are competitively selected and appointed. We would implement change control and manage costs through the construction phase through to the agreement of the Final Account.
We help develop the wider project budget which will include all costs required to deliver the capital project. These could include fees, surveys, planning and other related costs, decant/recant costs, inflation, and risk; all supported by a detailed cashflow.
Expert guidance and support in the development of the high-level strategy for the development of the project including the selection of an appropriate procurement strategy and contract selection that addresses each projects specific needs including the clients’ risk profile and any requirements from 3rd party funders.
